You can tour a house in 20 minutes. You can fall in love with the kitchen in 5. But can you really know if a neighborhood fits your life in a single Saturday afternoon? Not a chance.
At Alta Tera, we've seen too many buyers rush into a purchase based on a "vibe check" during a sunny 2 p.m. showing, only to discover six months later that their commute is a nightmare, the street parking disappears after 6 p.m., or the coffee shop they loved closes at 3 p.m. on weekdays.
That's why we recommend what we call the 72-Hour Test—a simple framework to experience a neighborhood the way you'll actually live in it, not just the way it looks during an open house. Here's how it works.
Hour 1-24: The Morning Routine
The Coffee Shop Test
Start your Saturday morning the way you'd start a Tuesday. Drive or walk to the nearest coffee shop at 7:30 a.m. Is there one within a 10-minute walk? Is it the kind of place where you'd actually want to spend time, or is it a generic chain you'd tolerate?
Pay attention to the people around you. Are they walking dogs, pushing strollers, or heading to the gym? The morning crowd tells you everything about who your neighbors will be.
The Commute Simulation
If you work outside the home, drive your actual commute route at 8 a.m. on a weekday morning. We can't stress this enough: Google Maps estimates are useless. You need to feel the 805 merge yourself. You need to know if that "15-minute drive" turns into 40 minutes when there's construction on the 5.
If you work from home, test the internet speed at a nearby coworking space or café. San Diego has notorious dead zones, and you don't want to discover yours after signing escrow papers.
Hour 25-48: The Evening Reality
The "Sunday Scaries" Commute
This is the reverse test. On Sunday evening around 5 or 6 p.m., drive home from wherever you spend your weekends—the beach, downtown, your parents' house. How does it feel knowing you'll be making this drive every Sunday for the next 5-10 years?
We once had a client who loved a North Park bungalow but realized during this test that getting back from their weekly surf session in La Jolla would mean 45 minutes of pure traffic misery. They walked away from the offer and thanked us six months later.
The Dog Walk Radius
Even if you don't have a dog (yet), walk a half-mile loop around the neighborhood at 7 p.m. on a weeknight. This is when you'll see the real neighborhood: Is it lively or deserted? Are people out with their kids, or are the streets eerily quiet? Do you feel safe?
Also, check the sidewalks. Cracked pavement and overgrown weeds are a sign the city isn't maintaining infrastructure, which could mean higher costs down the line.
The Parking Reality
If the house doesn't have a driveway or garage, circle the block at 9 p.m. on a Friday. Can you find street parking within two blocks? Will you have to compete with bar-goers or restaurant crowds? This is not a minor inconvenience—it's a daily frustration that will wear you down faster than you think.
Hour 49-72: The Weekend Lifestyle
The Grocery Run
On Saturday morning, drive to the nearest grocery store you'd actually shop at—not the bougie one you'd visit once a month, but the one where you'll buy milk and eggs on a Tuesday night. Is it less than 10 minutes away? Does the parking lot feel like a war zone?
In 2026, "walkable" neighborhoods are a premium, but true walkability means being able to get your groceries without needing a car. Test it.
The "Where Do We Go?" Test
Imagine it's Saturday night and you want to grab dinner or a drink. Where would you go? Can you walk there, or do you need to Uber? Are there at least three spots you'd be genuinely excited about, or would you find yourself driving to a different neighborhood every weekend?
If the answer is "we'd leave the neighborhood," that's not necessarily a dealbreaker—but it's important information. You're not buying a house; you're buying a lifestyle.
The Noise Check
Spend at least 30 minutes sitting outside the house on a Saturday night. Listen. Are there bars with outdoor patios nearby? Is there a freeway hum you didn't notice during the daytime showing? Can you hear your neighbors through the walls?
